This solidly restored traditional stone built farmhouse is located on a hilltop near the village of Valfabbrica about 20 kms east of Perugia. The restoration was carried out by an Italian farming family who continue to live in the neighbourhood and represent a friendly source of useful introductions to local artisans for example for any new owners. Their project was to divide the house, which is on 2 floors with a total surface area of about 340 square metres into four apartments for holiday rentals. One of these, on the first floor, is very nearly fit for habitation with only the kitchen units to be installed. Wiring and plumbing are in place over the whole house. This would give a new owner the option of taking up residence immediately whilst overseeing the completion of the rest of the house, which has been taken to builder’s finish. Details of the four planned apartments are given below, but it would be quite possible to re-model the internal layout so as to have either just two or three apartments or indeed to have it as a single large family house. On the ground floor at one end of the house is a spacious portico with a traditional bread or pizza oven. A door leads directly into the kitchen/living room of Apartment A next to which is a double bedroom and a bathroom. As in the other two unfinished apartments floor tiles are to be laid, kitchen and bathroom fittings to be installed and walls to be painted. Apartment B on the ground floor is larger and entered via its front door on the main facade of the house. This leads into the kitchen/dining area, next to which is a sitting room. There are two bedrooms and a family bathroom. The first floor is accessed by a flight of stairs leading up from the main front door at the front of the house. A small landing area has a door on either side of it. The one on the right leads into Apartment C which is directly above B below, and it has a kitchen dining area, sitting room, one large bedroom with adjoining bathroom. On the left of the landing is Apartment D which consists of a kitchen/living area, two bedrooms and a bathroom. It already has floor tiles laid , with parquet in the two bedrooms, ceilings are with oak beams and traditional terracotta tiles, bathroom units are installed but not the kitchen ones. The house is offered with 1 hectare or about 2,5 acres of land but more is available from the same owners if required subject to negotiation. There is ample room for a swimming pool and/or a tennis court to be installed. There are far reaching views across the surrounding countryside, and the property is reached on tarmac roads except for the last two hundred metres of privately owned “white” or unmade road leading directly to the house. Shops and other amenities are in Valfabbrica, which can be seen on the far side of the valley in front of the house. The nearest airpoirt is Perugia Sant’Egidio which is a 20 minute drive away and has direct flights to London and other European destinations.
